Woodington MZO Proposal for Tottenham

Woodington MZO Proposal for Tottenham looks to add 4000 homes and two factories to area.

Tomorrow at the Committee of the Whole meeting at approximately 7PM the proposed development will be either supported or rejected by council. If supported, the likelihood is that the Minister of Municipal Affairs and Housing will approve the proposal. A MZO is a planning tool which allows the Minister to enact zoning regulations and grant consents generally. MZOs have the effect of establishing land use permissions and development controls that can be implemented in any area of the province, regardless of the underlying County or local municipal official plan designation. MZOs are passed without advanced public notice or public meetings, consultation, or rights of appeal. As my property is directly adjacent to the development, I have been advised by the Town’s Integrity Commissioner, John Mascarin, that I have a potential pecuniary interest and therefore cannot participate in the discussion or vote on the matter. As such, I am hoping that you will have your opinion known by either emailing town council or participating in the meeting. To join the meeting fill in the form to make a deputation.

The request seeks to establish the principle of development on the subject lands to facilitate the following:

  • Approximately 1,500,000 square feet of manufacturing space;
  • 250-300 bed assisted living facility;
  • 18-Hole Expansion of the Woodington Lakes Golf Course;
  • Mixed-use corridor;
  • Farmer’s Market;
  • Villas (Short-term accommodation);
  • Botanical Gardens/Pavilion;
  • Hotel & Banquet Halls;
  • Theatre Facility & Outdoor Events;
  • 2,851 single detached units;
  • 95 townhouses;
  • 884 apartment units;
  • 270 seniors apartment units; and,
  • Environmental areas.

In total, the proposed development includes four thousand one hundred (4,100) residential units.

Gypsy Moth

European Gypsy Moth is a non-native insect pest which has become endemic to much of south and central Ontario for approximately 4 years. Last year, Simcoe County experienced a particularly severe and widespread defoliation. Some defoliation stress to the trees will result in mortality however as population levels typical collapse back to low densities within 1-3 years of outbreak, no long-term lasting impacts to overall forest health has resulted historically.
